In January 2024, I assumed responsibility for managing the Google Ads account for a Real Estate client. At the time, the client's focus lay predominantly on the Canyon Lake area within Texas. The account already had decent performance, averaging 40 leads per month at a cost per conversion of $48.37. The objective was to enhance this performance by increasing the amount of leads via Google Ads advertising while reducing the cost per conversion.

After evaluating the client's landing pages, I identified the potential to expand targeting to surrounding towns near Canyon Lake due to high search volumes. As a result, I created new ad groups for these areas and performed A/B split tests on ad copies, including additional Unique Selling Points and client testimonials in the descriptions. This approach aimed to increase relevance and engagement, thereby improving the overall performance of the Google Ads campaign for this client.

  • Identified new market opportunities for Google Ads, by researching new high-impact keywords for new location-based ad groups, expanding the company's reach.

  • Boosted lead conversion rates by over 40% in a 3 month timeframe. This was achieved by building new location ad groups, coupled with A/B testing of ad copies featuring new Unique Selling Points (USPs) and client testimonials in descriptions.

  • Reduced the cost per conversion by 30% in a 3 month timeframe. This was achieved by boosting conversions, reducing irrelevant traffic through negative keywords and pausing expensive ads and keywords.
